Happy New Year!!!

2019 was a fantastic year for Edgewater Shores, so we thought we would wrap up the year in a  single article.  The progress of Edgewater Shores throughout 2019 exceeded our expectations and quickly became the fastest selling land subdivision around Forster, Tuncurry and Taree.

Edgewater Shores commenced on site in September 2018 and by the beginning of 2019 we were steadily progressing towards the completion of the construction works for Stages 1 and 2. In the first quarter we also worked closely with the community and the Mid Coast Council to keep an iconic fig tree and the surrounding area as a park. The fig tree and park are perfectly located at the entry of the development and right next door to Hallidays Point Primary School.

In April we hosted our first Open Day at Edgewater Shores. The jumping castle, face painting and sausage sizzle all combined to make it a great day for residents and prospective buyers combined.

By April 2019 we had compiled our lifestyle video which aims to capture the essence of living at Edgewater Shores, Diamond Beach and the surrounding area along the NSW Mid North Coast.  The lifestyle video was compiled once we had completed Stages 1 and 2 of the development and does not show the now completed beach access and Stages 3 & 4 roads.

In July 2019 we also reached our very first significant milestone in registering the titles for Stage 1 of the development.  Within a few weeks after registration, we had all the Stage 1 lots sold.  Stage 2 lot registrations are underway and we are expecting notification from the Land Registry Service (LRS) that the titles have been produced in January 2020.  

Following the successful sale or Stage 1 and the release of Stage 2A, we began a pre-sale for Stage 4 due to the demand for the beach front lots, particularly those closest to the new beach access. By the end of 2019 all the beach front lots had sold. We now only have 3 lots left available around Seaside Place. We expect to have Stage 4 lots registered around June 2020.

We also commenced work on the bush land regeneration project which will continue to run for 3 more years until we have the environmental conservation area, which covers the beach dune at the east of the site, fully regenerated.  The bush land regeneration project is just one element of our EnviroDevelopment certification. Edgewater Shores is the first residential development along the NSW Mid North Coast to achieve 6-leaf certification under the EnviroDevevelopment scheme.

Given the strong sales of Stages 1 and 2, we decided to move forward with the construction of Stages 3 and 4 in September 2019.  Stages 3 and 4 are the final stages of Edgewater Shores and will see the entire subdivision brought to its operational level by around April 2020. 

September 2019 was the month we also witnessed the first home at Edgewater Shores being constructed.  We are anticipating several more homes commencing at the end of January 2020 following the Christmas shutdown period.

By November 2019 we had the construction of Stages 3 and 4 well underway. We also constructed the dedicated beach access viewing platform and walkway. We think our beach access is one of the best along the Mid North Coast. It is not only an access walkway but also has a number of seated areas where you can watch the sunrise, dolphins play or whales migrate.  We filmed a sunrise time-lapse over the new platform which can be viewed below.

As we headed towards the end of 2019 we were ahead of the construction program for Stages 3 & 4. Given the demand for Stage 4 lots, we will be proceeding with Stage 4 registrations prior to Stage 3.  We estimate Stage 4 registrations will be complete around June 2020.
